Information we collect

We collect the information you give us directly. That means the fields you complete on our forms — typically your name, email address, phone number, and details about a property you own or want to rent. Vendor registrations also include business name, trade, licensing, and insurance details.

Our web host records standard server logs, including IP address, browser type, and pages visited. We use these only to keep the site running and secure.

How we use it

We use your information to respond to your enquiry, prepare a rental analysis, process an application or vendor registration, and communicate with you about our services. If you become a client or tenant, your information is managed in our property management platform.

We do not sell your personal information, and we do not share it with third parties for their own marketing.

Service providers

We rely on third parties to operate the business and this website. They include our property management platform, HubSpot (our customer relationship system, which also processes our web forms), email delivery, and the website measurement tools named below. These providers handle your information to perform services for us, and each processes it under its own privacy terms.

Cookies and website measurement

Some cookies are necessary to serve pages and protect our forms from automated abuse. Beyond those, this site uses three measurement tools that set cookies or record how pages are used. They load only after you interact with the page, or after eight seconds.

• Google Analytics, loaded through Google Tag Manager, for aggregate traffic measurement: which pages are visited, how visitors arrived, and which forms are completed.
• HubSpot, which sets a cookie to recognise your browser across visits. If you later submit a form, that earlier activity is linked to your contact record so we have context when we reply. It is connected to you only if you identify yourself.
• Microsoft Clarity, which records site sessions and builds heatmaps so we can find pages that confuse people. It captures pages viewed, clicks, scrolling, and mouse movement. Masking is enabled, so what you type into a form field, including your name, email, phone number, and property address, is not recorded.

We use these to understand how the site is used and to improve it. We do not use them to build advertising profiles.

Your choices

You can block or delete cookies in your browser settings, and the site will still work. Google offers a browser add-on that opts you out of Google Analytics at tools.google.com/dlpage/gaoptout.

Data retention and security

We keep enquiry records only as long as needed for the purpose they were collected, or as required by Ohio law and our record-keeping obligations. We use reasonable administrative and technical safeguards, though no method of transmission over the internet is completely secure.

Children

This site is not directed to children under 13, and we do not knowingly collect their information.

Changes

We may update this policy. The revision date at the top of the page reflects the most recent change.
